About tile roofs
Concrete and clay tile roofs last for decades and suit the Florida climate, but tiles crack and slip, and the underlayment beneath them wears out long before the tiles do.
Signs to look out for
- Cracked, broken or slipped tiles
- Leaks under a tile roof that otherwise looks fine
- Tiles that rock when the roof is walked
- An underlayment that is twenty years old or more

How it usually goes
Inspect
Tiles and the underlayment beneath them are checked.
Replace tiles
Broken tiles are replaced with matching tiles where available.
Re-lay or replace
When the underlayment is worn, the tiles are lifted, the underlayment renewed, and the roof re-laid or replaced.
